Located in the rolling hills of Carlton, Oregon, Inn the Ground is a retreat unlike any other. Owned by husband-and-wife duo Brenda Smola-Foti and Frank Foti, the hotel sits on more than 500 acres of regenerative farmland. Although the property is vast, the inn itself has just nine rooms, making every stay feel intimate and personal.

Built (literally) in the ground, each room can be found on the lower level of the hotel, complete with views of pastures, ponds, and wooded trails. The design of the hotel is modern and upscale, with luxe amenities and plenty of places to enjoy the land. From the moment guests drive up the winding path to the property, it’s clear that nature is very much part of the stay.

Design & Character

Inn the Ground has a modern design that pairs well with its focus on sustainability and farm life. The architecture is low and streamlined, built right into the hillside, meaning rooms have uninterrupted views of the surrounding area. Natural materials like wood, stone, and steel are used throughout, giving the inn a clean, contemporary look that complements the landscape rather than competing with it (think: nature chic). Indoor and outdoor fireplaces warm up the spaces on cold days, while big glass windows frame the views.

The Rooms

As the saying goes, less is more, and Inn the Ground knows that best. With only nine rooms, each one is spacious and thoughtfully designed. Every room features a king-size bed and a queen sofa sleeper, as well as private patios with Adirondack chairs and stunning views of the property. The bathrooms are roomy with two sinks, rainfall showers, plush towels, bathrobes, and slippers. Mini-fridges and in-room coffee and tea setups add a nice touch, making morning coffee outside a daily ritual. Add in floor-to-ceiling glass doors that bring the outdoors in, and the quiet nature of the area, and it’s easy to relax and recharge in no time. 

For those who want more space, the property also has Yamhill House and The Farmhouse. Yamhill House is a three-bedroom rustic retreat with all the modern comforts. It has plenty of indoor and outdoor space for gatherings and sits right next to the Source Farms Stand, just minutes from local wineries. The Farmhouse, with two bedrooms, has a roomy open floor plan with soaring ceilings, a wood-burning stove, a fully equipped gourmet kitchen, and sweeping views of the pastures.

The Food & Drink

As with the rest of the property, the approach to food and drink here is intentionally pared back. There isn’t a traditional restaurant on-site, but food is still a big part of the experience. Each morning starts with a hearty breakfast, featuring ingredients straight from the farm and grown on the property whenever possible. Guests can expect fresh juices, coffee, yogurt, and pastries, served in the main room. 

For lunch and dinner, most guests head into McMinnville, where the owners also run Grounded Table. The restaurant reflects the same values as the inn (read: seasonal cooking, produce-driven menus, and a strong connection to the Willamette Valley), often featuring vegetables grown on the farm itself, alongside a great wine list and cocktails.

The Amenities

Amenities at Inn the Ground revolve around the farm itself. Spread across more than 500 acres, the property is home to cows, pigs, chickens, and turkeys, and guests are welcome to explore the grounds. Two big barns and a five-acre vegetable garden — growing more than 200 varieties — are part of the daily farm operations

For a bit of activity, there are tennis and pickleball courts open to guests, and the outdoor wood-fired pizza oven, nicknamed the “Pizza Hut,” is used for seasonal events. The farm also has a 16-acre vineyard planted with Chardonnay and Pinot Noir. It’s still very young, but it will soon be producing grapes for harvest. For those who want to reset, there’s a sanctuary space for meditation, where guided sessions happen every Monday.

Location & Neighborhood Recs

Inn the Ground is located just outside the small town of Carlton. About 10 minutes away, guests can grab a morning pastry at a local bakery, browse the shops, or take a stroll through the main park. There are also plenty of tasting rooms nearby, perfect for sampling the valley’s celebrated Pinot Noir.

For those visiting Grounded Table in McMinnville, the town is worth exploring as well. After lunch or dinner, wander the streets lined with independent bookstores, cafés, boutiques, and antique shops. Don’t miss a stop for ice cream at ALF’s, and check out Art Alley. 

Whether exploring the farm, tasting the valley’s wines, or simply enjoying time in nature, Inn the Ground is one of the Willamette Valley’s best escapes.

Our Favorite Thing About the Hotel: The sanctuary is a great place to unwind. The guided meditation class is a must, and since it’s open to the public, you just might meet some locals from the area.
