I’ve always had the perception that the Hamptons was reserved for snotty rich people. In many ways, that’s very true. I never really had the desire to mix and mingle with the crowds, the scene, the self-regard of it all. But on my recent visit to EHP Resort & Marina, I learned that some properties solve that issue by simply facing the other way. Literally, in this case.
Set on nine waterfront acres along Three Mile Harbor, ten minutes from East Hampton Village but a world removed from its Saturday gridlock, the former East Hampton Point was reborn after a multimillion-dollar reimagining as a modern Mediterranean hideaway: shingled cottages, a yacht-dotted marina, and a sunset that the entire dining room turns to watch, nightly, like a curtain call. The crowd here is discreet-luxury rather than look-at-me, which I very much appreciated—and it's a big reason I'd come back.
Design & Character
Call it Mediterranean-meets-Nancy Meyers. The property keeps the historic bones of East Hampton Point—dark-shingled cottage exteriors, flowering dogwoods, a marina humming with boats from 25-footers to 120-foot yachts—and layers in a bright, breezy interior language: calming palettes, natural textures, modern minimalism warmed by coastal ease.
Inside, you'll find Assouline travel tomes on the shelves, Frette on the beds, and Vitruvi diffusers scenting the air. Even the fitness center has a backstory—it's housed in a historic chapel.
The Rooms
Accommodations split into two camps here. Families and long-weekenders gravitate to the one- and two-bedroom cottages: standalone, shingled, historic on the outside and crisp on the inside, with full kitchens, generous living rooms, and private decks or backyards tucked among the trees (the one-bedrooms run roughly 566 to 879 square feet).
Couples often opt to book the Magari Harbor House suites, where Carrara marble bathrooms and private rooftop decks make a persuasive case for leaving the toddlers with the grandparents. Across the board: calm, considered, coastal minimalism that screams quiet luxury.
Food & Drink
Sí Sí—"yes yes" in both Italian and Spanish—is the crown jewel of EHP’s dining options. The waterfront restaurant channels the sun-soaked coastlines of Italy, Spain, Greece, and Morocco: signature seafood paella, bright ceviches, grilled octopus, bucatini verde with lobster, all timed, ideally, to the sunset that made this address famous. Book well ahead in summer; the golden-hour tables go first and you can expect the crowd to be a little scene-y.
The other heavyweight option is Wayan & Madé, Cedric and Ochi Vongerichten's Indonesian-French concepts, moving into the space that housed Sunset Harbor. I actually preferred the meal I had here compared to the one at Sí Sí—the lobster noodles and the corn fritters were standouts.
If you’re hungry in the mornings and want to stay on site, you can head to The Boat House, the café-slash-boutique by the marina, for velvety City of Saints espresso, buttery croissants, and lemon-filled bomboloni eaten on the waterfront deck.
Spa & Wellness
Wellness at EHP skews active and open-air: sunrise yoga, paddleboarding and water activities off the marina, and that chapel-turned-fitness-center stocked with Peloton bikes. The bright blue tennis court is also a big draw—rackets and balls are on hand for adults and kids, and in-house pros offer lessons.
There’s no spa facility directly on site, so for treatments, the resort partners with Naturopathica, the beloved spa and skincare emporium in East Hampton Village, where a post-beach massage and a tin of their Schisandra & Chamomile tea make a convincing spa day just fifteen minutes from your cottage door. You can arrange an in-room massage should you so choose.
Amenities
The guest-only pool (with bar) is the daytime anchor, ringed by loungers and mercifully free of day-trippers. EHP also offers complimentary e-bikes (I rode one down to S&S Corner Shop each morning for coffee and pastries), as well as a resort shuttle to nearby ocean beaches—smart edge, since the property's charm is harborside rather than surfside.
The full-service marina spans 58 slips, which means you can arrive by boat as the regulars do. For those of us without a boat, guests can book a complimentary morning private boat charter Monday–Friday to get a feel for the area. (I was able to see a ton of seals on my charter.)
Location & Neighborhood Recs
If you want the scene and swirl of what people think of when you say “The Hamptons,” EHP is not the place to book. It’s not scene-y (bar the crowd at Sí Sí and Wayan), and it really feels worlds away from the rowdy see-and-be-seen atmosphere at some other institutions in the area. EHP Resort & Marina is a secluded oasis tucked away in the trees, but that’s not to say you’re far away from all the action.
East Hampton Village and the boutiques of Newtown Lane are fifteen minutes by car; Sag Harbor's understated charms are an easy detour. For culture, the Pollock-Krasner House sits practically around the corner in Springs, offering an intimate look at the region's artistic legacy, and LongHouse Reserve's sixteen acres of sculpture gardens are within a short drive. Ocean beaches are close, and you can arrange for a complimentary shuttle to pick you up and drop you off.
